This is the info I gather and how I have worked with BMR buyer leads in the past: 

Responsibilities
  • Pre Approval (Loan): Home Builder In-house Mortgage or BMR mortgage referral
  • Pre Approval (Conditional City of Carlsbad): Jeremiah Moersch
  • Product Info and Contact: Sales Office
Buyer lead vetting process:
  • pre-qualify buyer under affordable standards
  • educate buyer on full city program guidelines, income requirements, city loan obligations, resale restrictions
  • calculate buyer detailed out of pocket down payment and closing costs
  • obtain pre-approval from preferred lender (specializing in BMR purchases) 
  • obtain pre-approval from City of Carlsbad (both both cash and financed buyers)
Buyer cleared to enter into contract with builder:
  • determine suitable class instruction for buyer to receive homebuyer education certificate
  • coordinate new city deed value and documents
  • update buyer documentation for formal city funding notice
  • help to smoothly navigate the loan and city application process, as well as obtaining formal loan approval, city docs and signing.
